About Us
Sixteenth Floor Residential is a national nonprofit organization that provides quality mixed-income affordable multifamily housing — places where people can develop their full potential.
Who We Are
Sixteenth Floor Residential is a national nonprofit organization that provides quality mixed-income affordable multifamily housing — places where people can develop their full potential. We own and operate apartment communities throughout the United States that blend market-rate renters with residents who qualify under affordable housing income thresholds.
Our primary mission is to provide workforce housing to families and individuals who work but may still need assistance in securing a quality apartment near where they work or want to live.
Definitions
Multifamily housing is a residential building that contains multiple separate housing units under one roof. The most common examples are apartment communities and duplex communities. Unlike a single-family home, which houses one household, a multifamily building houses several households — each with their own entrance, kitchen, and living space — all within the same structure or complex.
Mixed-income affordable multifamily housing is a residential development that includes units at different rental rates — with some units rented at market rate and others offered at reduced rates for lower-income residents.
The principle is straightforward: by mixing income levels within the same building or neighborhood, a community can provide quality housing to everyone who wants to rent while avoiding the concentration of poverty in any one area. Mixed-income affordable housing creates stronger communities by bringing together market-rate and income-qualified residents in the same well-managed, high-quality setting.
For example, in a 200-unit apartment community, 90 units might rent at market rate while 110 units are reserved for residents earning below a certain income threshold — at a rent they can actually afford.
Workforce housing is a type of rental housing designed to be affordable for middle-income workers — people who earn too much to qualify for traditional low-income housing programs but not enough to comfortably afford market-rate housing. It typically serves teachers, nurses, firefighters, police officers, retail workers, and service workers, and is generally priced for households earning roughly 60%–120% of the area's median income (AMI).
Community Impact
The type of housing Sixteenth Floor Residential provides delivers meaningful community benefits:
Workforce housing allows teachers, nurses, first responders, and service workers to live near where they work, reducing long commutes and strengthening the workforce.
Businesses can attract and retain employees more easily when affordable housing is available nearby.
Housing near work means shorter commutes, less congestion, lower household transportation expenses, and reduced environmental impact.
Workers can establish long-term roots in the communities they serve, improving neighborhood cohesion, local engagement, and economic diversity.
Mixed-income developments attract investment and amenities without displacing existing residents.
When families spend less on rent, they have more resources for healthcare, education, savings, and other essentials that improve long-term stability.
